Turnkey construction means one company builds your house from an empty plot to a finished home — you "turn the key" and move in. It is the simplest way to build if you don't have the time, or aren't in Lahore, to manage a site yourself. Here is what a turnkey contract covers and what to pin down before you sign one.
What Turnkey Construction Covers
A turnkey contract combines the two stages of building a house into a single agreement with a single contractor:

- Finishing — flooring and tiles, paint, doors and woodwork, windows, kitchen, bathrooms and sanitary fittings, electrical wiring and fittings.
The contractor buys the materials, hires and supervises the labour, and coordinates every trade, handing over a house that is ready to live in.
Turnkey vs. Grey Structure Only
With a grey-structure-only contract you get the shell, then arrange finishing yourself — choosing and buying tiles, fittings, and woodwork and managing separate tradesmen. That gives you the most control over every finish, but it takes time and site visits. Turnkey costs more per square foot because it covers far more work, but you deal with one contractor, one price, and one timeline. Owners who live abroad or have full-time jobs usually find turnkey the more practical choice.
What Decides the Turnkey Price
Like all construction, turnkey is priced per square foot of covered area. The grey structure portion depends on material prices and the structural design. The finishing portion varies far more, because it depends on your choices — the grade of tiles or marble, the type of wood, the brand of sanitary and electrical fittings, and the kitchen. This is why two turnkey quotes for the same house can differ so widely: they are rarely quoting the same finishes.
What to Fix in a Turnkey Contract
- A written specification sheet naming the materials and brands for each item, not just "A-class finishing"
- The covered area the price is based on, and how it is measured
- A payment schedule tied to completed stages rather than dates
- A completion timeline, and what happens if it slips
- How changes you request during the build are priced
- Who handles drawings, approvals, and utility connections
