Grey Structure in Lahore: Meaning, Rate & What's Included
"Grey structure" is the first thing every contractor quotes for a house in Lahore, and the term causes more confusion than any other. Two quotes that look far apart are often just covering different work. Here is what grey structure means, what it normally includes, and how the rate is worked out.
What Does Grey Structure Mean?
Grey structure is the structural stage of a building — the part that makes it stand, before any finishing is applied. It takes its name from the grey colour of bare concrete, brick, and cement. A house at grey structure stage has its foundation, walls, columns, beams, and roof in place, but no flooring, paint, doors, or fixtures: it is a complete shell, not yet a home you can live in.
What a Grey Structure Includes
The core of every grey structure contract is the structural work:
- Excavation and foundations
- Brick masonry walls
- Reinforced concrete columns, beams, and lintels
- Roof slabs for each floor, and the staircase
Many contractors also include the following in a grey structure quote, but not all do — so confirm each one in writing:
- Internal and external plaster
- Concealed electrical conduits and plumbing and sewerage pipes inside walls and slabs
- Underground and overhead water tanks, and the septic tank
- Door frames
What Grey Structure Does Not Include
Everything that turns the shell into a finished house belongs to the finishing stage, not grey structure: flooring and tiles, paint, doors and woodwork, windows, kitchen and wardrobes, electrical wiring and fittings, sanitary fittings, and ceilings. That work is quoted separately as finishing work, or together with the grey structure as a turnkey contract.
With Material vs. Without Material
Grey structure is quoted in two ways. A with-material rate means the contractor buys the cement, steel, bricks, sand, and crush and builds the structure — you pay one rate and the contractor carries the purchasing. A without-material (labour-only) rate means you buy all the materials yourself and pay the contractor only for labour. Labour-only looks far cheaper per square foot, but the two figures cannot be compared directly — always check which one you have been quoted.
How the Grey Structure Rate Is Calculated
Grey structure is priced per square foot of covered area — the total built area across all floors — not the size of the plot. The total is the covered area multiplied by the per-square-foot rate. That rate moves with:
- Current prices of steel, cement, bricks, sand, and crush
- The grade of materials specified — steel grade, brick class, cement brand
- The structural design: a basement, large spans, or extra floors add cost
- What the quote covers — plaster, conduits, and tanks, or structure only

Questions to Ask Before You Sign
- Is the rate with material or labour only?
- Exactly which items are included — plaster, conduits, tanks, door frames?
- Which steel grade, brick class, and cement brand will be used?
- How is covered area measured, and are porches and mumty counted?
- What is the payment schedule, and is it tied to completed stages?
